THIS IS A SPECIFIC USE PERMIT REQUEST FOR A MASSAGE SALON LOCATED THERE AT 1908 CENTRAL.
SUITE IN QUESTION HAS BEEN USED AS A MASSAGE ALONG THE PAST.
HOWEVER, THERE'S NO RECORD OF A SPECIFIC USE PERMIT EVER BEING APPROVED ON THE SITE, AND IT'S BEEN.
IT'S BEEN BEEN VACANT FOR MORE THAN THREE MONTHS, WHICH IN OUR ZONING ORDINANCE SAYS IF YOU'RE VACANT MORE THAN THREE MONTHS, YOU'RE NON-CONFORMING. USE GOES AWAY AS WELL. SO THAT'S WHY THE APPLICANT IS IS COMING BACK BEFORE YOU.
THE SITE DID SHUT DOWN AGAIN BACK IN, I BELIEVE 2023 OR THEREABOUTS.
THERE WAS A POLICE INVESTIGATION INTO THE PREVIOUS USE THAT WAS THERE.
AND SO THAT WAS ONE OF THE SITE DID SHUT DOWN.
SITES DEVELOPED APPROXIMATELY 6000 SQUARE FOOT BUILDING.
PREDOMINANTLY THE USES ON THE SITE ARE PROFESSIONAL OFFICES.
AS YOU KNOW, ON A SPECIFIC USE PERMIT, THE APPLICANT IS REQUIRED TO PROVIDE A SITE PLAN.
AGAIN, NO CHANGES ARE BEING PROPOSED TO THE SITE PLAN ON THIS SITE.
PARKING ACCESS ONTO CENTRAL IS ALL GENERALLY STAYING THE SAME.
COMPREHENSIVE PLAN IS WE'RE LOOKING AT ANY TYPE OF ZONING CHANGE OR ANY TYPE OF ZONING APPLICATION. WE LOOK AT THE COMPREHENSIVE PLAN TO TELL US WHAT WHAT OUR GOAL IS FOR THIS AREA. THIS AREA DOES FALL WITHIN THE PLACE FOCUSED COMMERCIAL.
WHILE THE PLACE FOCUS COMMERCIAL DOESN'T SPECIFICALLY TALK ABOUT OFFICE USES.
SINCE THIS IS ALREADY A DEVELOPED OFFICE USE IN THAT AREA.
