OUTDOOR SEATING AND OUTDOOR AMUSEMENT OF THESE TYPES REQUIRE AN SUP ACROSS THE ENTIRE CITY.
KIND OF ZOOMED IN ON THAT PICTURE A LITTLE BIT SO YOU COULD GET A BETTER LOOK AT THAT IN CASE YOU HADN'T HAD A CHANCE TO GO BY THE PROPERTY. AND THEN FOR THE PROPOSED PICKLEBALL AREA THAT IS GOING IN AN AREA THAT IS OFF TO THE EAST SIDE ON THE EAST BOUNDARY OF THE PROPERTY TAKING UP EXISTING PARKING, TAKING UP THE EXISTING PARKING DOES NOT NEGATIVELY, NEGATIVELY AFFECT THEM ON THEIR PARKING CALCULATIONS IN ANY WAY.

RED BOX OUTLINES THE PROPOSED PICKLEBALL COURT AREA.IT JUST ALLOWS THEM TO USE THAT AREA'S OUTDOOR SEATING. AND THEN THE THIS WOULD BE AN ADDITION TO IF THE PICKLEBALL COURT PORTION IS APPROVED, THIS WOULD BE AN ADDITION TO THE SITE PLAN. IT DOES COMPLY WITH ALL ZONING REQUIREMENTS.
THE SITE PLAN THAT'S BEEN PROVIDED. ONE THING TO NOTE HERE I DIDN'T SPEND A LOT OF TIME DIVING INTO THE COMPREHENSIVE PLAN BECAUSE USUALLY THESE TYPES OF USES DON'T AREN'T REALLY MENTIONED. BUT I DID WANT TO POINT OUT THAT THERE IS A GOAL OF THE COMPREHENSIVE PLAN TO ENCOURAGE SOCIAL SPACES WITHIN COMMERCIAL NODES.
THERE'S REALLY A BIG DISCUSSION WHEN WE WERE GOING THROUGH THE COMP PLAN PROCESS ABOUT WANTING TO ENCOURAGE OUTDOOR SEATING AND OUTDOOR ACTIVITY AREAS WITH RESTAURANTS AND THINGS LIKE THAT. SO THIS APPLICATION DOES FULFILL THAT, THAT GOAL.
ALSO, AS I OUTLINED IN THE STAFF REPORT, IF YOU'VE GOT CONCERNS ABOUT MAYBE HOURS OF OPERATION, LIKE I SAID, THIS DOES STAY UP UNTIL 2:00 A.M.
SO IF YOU WERE TO ALLOW THE OUTDOOR PICKLEBALL AREAS, THEY WOULD HAVE THE SAME OPERATING HOURS.
SO YOU COULD ALWAYS APPLY CONDITIONS TO OPERATING HOURS FOR SPECIFIC USES LIKE PICKLEBALL COURTS.
SO YOU COULD ALSO DO THAT. THE FENCING FOR THE OUTDOOR SEATING IS ALREADY IN PLACE.
IT MEETS TABC REQUIREMENTS. SO THERE'S REALLY NO CONCERN WITH THAT.
BUT LIKE I SAID, NOTHING WAS PROPOSED FOR THE FOR THE PICKLEBALL AREA.

THE PROPOSED SITE FOR THE PICKLEBALL COURTS IS GOT AN INCLINE OF APPROXIMATELY FOUR FEET FROM THE PROPOSED BEGINNING OF THE COURTS TO THE END OR THE END OF THE PROPERTY, WHICH ABUTS THE POLICE, THE POLICE STATION.
THAT WOULD PRESENT FOR ANY SERIOUS PICKLEBALL PLAYER AN UNPLAYABLE COURT.
SECONDLY, THE COURTS AS PROPOSED WOULD BE FACING EAST AND WEST, AND NOBODY CONSTRUCTS PICKLEBALL OR TENNIS COURTS IN AN EAST WEST ALIGNMENT. YOU CONSTRUCT THEM NORTH SOUTH SO YOU'RE NOT LOOKING INTO THE SETTING OR THE RISING SUN.
