THE PROPERTY IS IN THE HEAVY COMMERCIAL AND MASTER HIGHWAY CORRIDOR OVERLAY ZONING DISTRICT, AND THE SITE IS CURRENTLY DEVELOPED, AND THE PROPOSED ADDITION IS LOCATED ON THE SOUTH PORTION OF THE BUILDING. THE CURRENT USE AS A RESTAURANT IS A USE ALLOWED BY RIGHT IN BOTH HEAVY COMMERCIAL AND MASTER HIGHWAY CORRIDOR OVERLAY.

SINCE THERE'S NO DRIVE THRU, IT'S A SIT DOWN.

SO CURRENTLY THE PARKING THERE'S 164 SPACES. THE PROPOSED ADDITION WOULD BRING THAT DOWN TO 161.
WE WOULD LOSE THREE PARKING SPACES, AND THAT'S PUNCHED OUT RIGHT THERE.
HIGHLIGHTED. HOWEVER, THESE SPACES ARE THE PROPERTY IS STILL OVER PARKED FOR WHAT THE USE IS.
LANDSCAPE PLAN. ONE THING TO NOTE HERE IS THAT THE PROPERTY WAS DEVELOPED IN 2005.
THE MASTER HIGHWAY CORRIDOR OVERLAY CAME INTO EFFECT IN 2013, AROUND 2013.
THIS PROPERTY WAS OBVIOUSLY DEVELOPED BEFORE THAT REQUIREMENT CAME INTO EFFECT.
HOWEVER, AS PART OF THE SITE PLAN ADDITIONS THERE'S GOING TO BE OR THE APPLICANT OR TEXAS ROADHOUSE RATHER WILL ADD LANDSCAPE, A LANDSCAPE BUFFER WITH TREES AND SHRUBS BEST SUITED TO FIT THE CONDITION OF THE PROPERTY, AS IS UTILITY LINES AND ALL. WE CAN'T REALLY FIT THE 30 FOOT ON CENTER, BUT WHAT THEY'RE PROPOSING IS KIND OF THE BEST FIT FOR A DEVELOPED PROPERTY.
THE ADDITION WOULD NOT INCREASE THE HEIGHT OF THE STRUCTURE OF EXISTING STRUCTURE.
IT RELATIVELY MINOR ADDITION IF YOU WERE TO GO OUT THERE TODAY AND THEN BLINK AND THEN THE ADDITIONS THERE, IT WOULD LOOK LIKE IT'S PART OF THE BUILDING.
THE BRICK SIDING, EVERYTHING WILL MATCH THE CURRENT CONDITION OF THE PROPERTY RIGHT NOW.
AND STAFF FINDINGS RECOMMENDATIONS. SO AGAIN, THE EXISTING USE OF THE RESTAURANT IS ALLOWED BY RIGHT IN THE HEAVY COMMERCIAL AND MASTER HIGHWAY CORRIDOR ZONING DISTRICT. AND AS I STATED EARLIER, ANY SORT OF ADDITIONS OR CHANGE TO THE SITE PLAN OR AN EXISTING SITE PLAN IN THE HIGHWAY OVERLAY DISTRICT REQUIRES APPROVAL BY CITY COUNCIL AFTER RECOMMENDATION BY Y'ALL.
AND THEN THE FINAL PART IS THAT THE SITE PLAN MEETS ALL THE REQUIREMENTS OF SECTION 5.4 OF THE ZONING ORDINANCE, LANDSCAPING, PARKING HEIGHTS, ETC., ETC.. SO WE WE'VE CHECKED ALL THE BOXES.
