    THEY PURCHASED IT IN 2015. AND INTERLOCAL AGREEMENT AT THE TIME DIVIDED DEVELOPMENT COMPONENTS BETWEEN THE TWO CITIES, INFRASTRUCTURE PERMITTING. UTILITIES EVERYTHING THAT GOES WITH THE DEVELOPMENT OF THE SITE, FROM PURCHASE OF LAND TO THE END BUILDING. AND SO 17.75 ACRES.

    AND AGAIN, THE MAJORITY OF IT FALLS IN THE CITY OF EULESS.

    INFRASTRUCTURE IS CURRENTLY IN DEVELOPMENT. AND THAT'S ALL BEING REVIEWED AND SEEN BY THE CITY OF EULESS.

    THE BEDFORD WILL SOON SEE A SIGNALIZATION INTERSECTION ALONG CHEEK SPARGER, SO WE'LL TAKE THAT PART.

    BUT THE MAJORITY OF THE DEVELOPMENT IS BEING SEEN BY THE CITY OF EULESS, SO ACCESSIBILITY WILL BE OFF CHEEK SPARGER.

    THERE WILL BE A SIGNALIZATION RIGHT THERE, KIND OF TOWARDS THE MIDDLE. AND THERE WILL BE AN ENTRANCE RIGHT THERE OFF HERITAGE AVENUE TO THE WEST AND RIO GRANDE TO THE EAST.

    PART OF THE INTERSECTION SIGNALIZATION THAT WE'RE GOING TO HAVE THERE SITE PHOTOS.

    IS THERE ANY PLANS TO CHANGE THE SIZE OF THAT BRIDGE AS FAR AS YOU KNOW? NOT AS PART OF THIS PROJECT. MY UNDERSTANDING THAT THAT PORTION OF HERITAGE AVENUE IS ACTUALLY COLLEYVILLE.

    AND I'VE SPOKEN WITH THEIR THEIR ENGINEERING STAFF, AND I THINK THEY'RE UNDER DESIGN TO DO THAT, TO THE EXTENT I DO NOT KNOW, BUT I IMAGINE THAT WOULD BE WIDENING THAT BRIDGE AS WELL. THANK YOU.

    FOR ME PERSONALLY, I WAS WHEN WE BOUGHT THIS PROPERTY BACK IN 2015, I WAS THE GUY THAT DID ALL THE DUE DILIGENCE ON IT AT THE TIME.

    WE'VE ALL FINALLY GOT THAT ALL TAKEN CARE OF, MAINLY BECAUSE WE WORRY ABOUT MOM WANTING TO HAVE A PROTECTED LEFT WHEN SHE'S GOT 2.3 TRICYCLE MOTORS IN THE BACK OF THE MINIVAN. AND SO TRYING TO MAKE SURE THAT WE PROVIDE A SAFE ENVIRONMENT FOR OUR CUSTOMERS.

    VERY IMPORTANT TO US. THIS IS GOING TO HAVE A LOT OF THE STUFF THAT YOU'VE SEEN IN SOME OF OUR OTHER STORES, LIKE WE'LL HAVE TRUE TEXAS BARBECUE HERE, WE'LL HAVE CURBSIDE DELIVERY. WE'LL HAVE A WHOLE BUNCH OF THOSE TYPE OF THINGS HERE.
