IF YOU LOOK ON THE LEFT SIDE OF THE SCREEN TO THE WEST IS LOOKING DIRECTLY FROM THEIR PARKING LOT.

IT'S A BUSINESS PARK.

THE VIEW ON THE BOTTOM PART OF THE SCREEN THAT SAYS TO THE NORTHWEST IS ACROSS PIPELINE ROAD, LOOKING AT THAT BUSINESS PARK.

SO YOU SEE KIND OF WHAT THAT LOOKS LIKE.

AND THEN DIRECTLY TO THE SOUTH ACROSS PIPELINE IS NOTHING.

IT'S LIKE A BUFFER BETWEEN THAT AND A RESIDENTIAL NEIGHBORHOOD.

THE PURPOSE OF SUPS, AS YOU KNOW, IS TO REVIEW A SPECIFIC LAND USE PROPOSAL AND SEE IF IT FITS IN, IF IT'S COMPATIBLE.

IN THIS CASE WE'RE LOOKING AT COMPATIBILITY.

STAFF FEELS LIKE THE ADDITION OF THE GAS CANOPY AND FOUR GAS PUMPS ALONG PIPELINE ROAD, WHICH IS A MAJOR ARTERIAL IN THE REGION, WOULDN'T HAVE A HUGE IMPACT ON LAND USE COMPATIBILITY.

FOREST RIDGE IS ALSO A MAJOR ROAD.

IT'S NOT GOING TO SIGNIFICANTLY INCREASE TRAFFIC IN THE AREA.

THIS MAP SHOWS YOU THE CONTEXT OF THE ZONING AROUND IT.

THEY DO HAVE RESIDENTIAL TO THE NORTH, AND THEN THEY HAVE THAT PORTION TO THE EAST THAT IS COMMERCIAL WHERE THE SNOW CONE STAND OR WHATEVER IS.

BUT YOU DO SEE THAT THEY HAVE RESIDENTIAL PAST THAT.

AND THEN ACROSS THE PARK IS THAT PUD WHERE THE BUSINESS PARK IS? THIS IS OUR PROPERTY OWNERS NOTIFICATION MAP.

SO ANYBODY LOCATED WITHIN THAT BLUE BUFFER RECEIVED A NOTICE.

THERE WERE 19 PEOPLE.

THERE WERE ACTUALLY 20 PROPERTY.

DIFFERENT PROPERTIES, BUT ONE OF THEM WERE OWNED BY TWO PEOPLE.

SO WE ONLY SENT OUT 19 NOTICES AND WE'VE RECEIVED NO COMMUNICATION FROM ANYONE AS OF TODAY, IN SUPPORT OR OPPOSITION.

AND THEY RECEIVED THE MAP AND THE DESCRIPTION OF WHAT WAS PROPOSED, THE GAS CANOPIES.

THE BACKGROUND.

IT WAS ORIGINALLY DEVELOPED IN THE EARLY 80S AS A CONVENIENCE STORE, AND AS YOU CAN SEE, IT'S ABOUT 6500FT². THE SPECIFIC USE PERMIT, AS I MENTIONED, WOULD ADD FOUR GAS PUMPS.

AND THE APPLICANT CAN CLARIFY IF YOU HAVE ANY QUESTIONS ABOUT THAT.

BUT IT WOULD HAVE A CANOPY AND THE FOUR GAS PUMPS.

IT DOES BACK UP TO THAT RESIDENTIAL USE, BUT THERE ARE MASONRY WALLS ON EITHER SIDE OF IT WHICH COMPLY WITH OUR SCREENING REQUIREMENTS.

AND, ESSENTIALLY THE REST OF THE CENTER SEEMS TO BE VACANT.

THE CONVENIENCE STORE IS OCCUPIED, OCCUPIED.

RIGHT NOW. THERE'S ANOTHER RETAIL SPACE NEXT TO IT THAT SEEMS VACANT.

AND THEN I'M NOT SURE WHAT HAPPENS AT THE SNOW CONE STAND, BUT I'M SURE THAT'S SEASONAL, SO WE WOULDN'T KNOW AT THE MOMENT.

AS I MENTIONED, WE DON'T SEE AN IMPACT ON COMPATIBILITY WITH SURROUNDING LAND USES, CONSIDERING THE ROADS THAT ARE NEAR TO IT AND THEY'RE ARTERIAL AND DEMAND A LOT OF TRAFFIC ANYWAY.

IT'S IN COMPLIANCE WITH THE COMPREHENSIVE PLAN, AND STAFF RECOMMENDS APPROVAL.

WE DON'T SEE ANY ISSUE WITH THE ADDITION OF THE FOUR GAS PUMPS AND THE CANOPY.
